Hello All,
Long time reader first time writer Smile

Any way I am a very new groomer, still learning Smile I have been given the opportunity to rent a new groom room, fully equipped, no client list as it is new. She is asking $200 a week which covers all bills and also equipment. She will not be taking a cut of anything. The only thing I have restricting me is when the pet shop is open. Which is everyday all day except Sunday.
Is this reasonable?

hi welcome to the forum.Bianca from Melbourne. compared to what you would have to pay to rent and set up a new shop sounds reasonable to me. But their are probably more experienced shop owners on here that could give you more info

Yep so the whole business is mine, all bookings are done by me, so I set all my own hours. I get to keep all money made except for the $200 a week obviously.
I guess my only hesitation is getting a whole client base to make the business viable.

Sounds a little too good.  You can make that on your first day.  Does equipment include clippers blades & scissors? What about insurance? Is it in a pet store or vet?  I'm not trying to be a wet blanket just cautious as it is a great opportunity for someone starting out.  BTW you've come to the right place for advise, welcome aboard. Smile

I am going out to check it out tomorrow to see what the full deal and what equipment is actually included.
I would expect as it is being run as my business I would be buying the insurance.
So apparently she used to have a groomer that she hired in the room, she had issues with them not turning up all those sorts of things. So she thinks it would be better for her to let someone rent the room and run their business. As it is in the back of a pet shop the plus is that she would make sales from the through traffic. It is just a small private pet shop, and I think with heavy marketing I could make it something.

hi Lyndal, am new to the forum also......it sounds a good opportunity with the rent as such, I would think you would have to draw up a clear contract stating who is responsible for what eg. power/water included but you need to maintain your own equipment etc, would she be tipping in to marketing as it benefits shop as a whole. 
Better for you if you can manage it and just pay rent, I would be inclined though to purchase my own smaller equip (scissors/clippers/blades), then they are yours and you can maintain them.

I went out and saw it, I am really really happy with it. So i get to lease the equipment from her but with a you break it you bought it clause. So i think I would bring in my own smaller things and also dryer didnt like the one she had there.
Another issue is only having access when the shop is open. Therefore no Sunday trading and also only half day Monday. I buy my own insurance as it is my own company. She also offered instead of paying rent doing a 60/40 split. I said no to that.
There is another grooming salon nearby who has 2 groomers and isnt taking on any new clients so sends them down to the pet shop, who currently doesn't have a groomer. It just all seems very good.

whatever you do, get it in writing. Price doesnt sound bad to me, but I am mobile so dont just take my word for it.

What happens if she changes her mind and finds someone else that wants to do it on a revenue split? How long a notice period does she give you?
What if she changes shop hours?
Maintenance?  Hydrobath may require servicing due to normal use, rather than breakage, water supply might have issues and require a plumber, same with electrical. What if she goes broke and your equipment is in the shop, will it be accessible? 

There will be many other things. Just get a written contract and ask a lawyer who works in this sort of area to look it over. 
All will probably be good, but you should consider potential issues now, rather than later.

They are some brilliant questions to ask her! I will definitely ask all of that. 
I don't agree with the I fix what breaks. If I was renting a house and the oven broke it's the landlords responsibility to fix it, wouldn't it then be the same? 
she also closed for 1.5 weeks over Xmas, where I won't have access then either.
